Types of Land Development

Greenfield

 

 

When most people think of land development, greenfield development is what comes to mind.  It occurs where a property is largely undeveloped for urban land uses but its highest and best use is an urban land use.  K Smart Associates' experts have experience with greenfield commercial land development.

Brownfield

 

Brownfields are lands that often had previous industrial land uses, but not always.  In all cases, brownfields have or had contaminated soils that require remediation or are being remediated.  Brownfield development poses special challenges, but such properties are often well-located within built up areas.  As such, they often present opportunities which coupled with municipal programs can lead to successful developments.

Adaptive Re-use

 

This type of land development involves adapting existing (often historic) buildings for new uses.  Once again, these opportunities are often well-located within existing urban areas.

Redevelopment

 

Sometimes, even if the property is free of contamination the existing buildings are not suitable for re-use.  So, those existing buildings are demolished to make way for new buildings on the same property located within an existing urban area.
